These terms apply to everyone who uses Rentisha: landlords who subscribe, caretakers they authorise, tenants who are checked in, and anyone browsing vacant units. By using the app or the sites, you agree to them.

1. What Rentisha is

Rentisha is software for managing rental property, operated by Rentisha, a business registered in Kenya under registration number BN-OVS6AR9Z. We provide the tools that a landlord uses to record tenancies, bills, payments and move-outs, and to advertise vacant units.

Rentisha is not a landlord, agent or party to your tenancy. The agreement to rent a house is between the tenant and the landlord. We do not own, inspect, let or guarantee any property listed or managed on the platform, and we do not collect rent on anyone's behalf.

When you use Rentisha to hold information about your tenants, you are the data controller for that information and we are your processor. That carries real obligations under the Data Protection Act, 2019. In particular you agree to:

4. Payments and money

Rent payments do not pass through Rentisha. A tenant pays the landlord directly, by M-Pesa, bank transfer or cash, using the account details the landlord entered. The tenant then records the payment in the app and the landlord confirms or rejects it manually.

This means a payment shown as confirmed reflects the landlord's own confirmation, not an automated verification by a bank or by Safaricom. We are not responsible for a payment that was recorded incorrectly, confirmed in error, or never actually made.

Bills, deposits, deductions and settlement figures are calculated from what is entered into the app. Check them. If a figure looks wrong, raise it with your landlord before relying on it.

7. Tenants browsing listings

Browsing is free and needs no account. Listings come from managed landlords, but Rentisha does not visit or inspect properties, and we do not verify the condition of any house. Satisfy yourself before paying anyone anything.

Never send money to hold a house before you have seen it and met the landlord. Rentisha will never ask you to pay us to view or reserve a unit. If someone claims otherwise, tell us at hello@rentisha.co.ke.

We may suspend or close an account that breaks these rules, and will cooperate with law enforcement where required.

9. Availability

We work to keep Rentisha available, but we do not promise it will be uninterrupted or error-free. The app needs an internet connection. We may take the service down for maintenance, and we may change or discontinue features.

10. Liability

To the extent Kenyan law allows, Rentisha is not liable for indirect or consequential loss, for lost rent, lost profit, or for loss arising from a payment dispute between a landlord and a tenant. Where we are found liable, our total liability is limited to the subscription fees you paid us in the 12 months before the claim arose.

Nothing here excludes liability that cannot lawfully be excluded, including for fraud or for death or personal injury caused by negligence.

12. Changes to these terms

We may update these terms. The version and date at the top show what is currently in force. If a change materially affects you, we will tell you before it takes effect. Continuing to use Rentisha after that means you accept the new terms.

13. Governing law

These terms are governed by the laws of Kenya, and the courts of Kenya have jurisdiction over any dispute. We would much rather sort it out by talking first, so please contact us before going further.
